The 179D deduction for Arizona commercial buildings is a federal tax incentive that could put significant money back into your business. Section 179D rewards energy-efficient upgrades to commercial properties, and the Arizona Governor’s Office of Resiliency identifies it as a primary federal tool for building owners. What makes it especially valuable in Arizona is that the state already offers its own strong lineup of business incentives, and 179D stacks directly on top of most of them. That means Arizona companies can claim this federal deduction while also pulling from certain state-level credits and exemptions on the same project. The window to qualify is open now, but a hard deadline is approaching fast.
The One Big Beautiful Bill Act of 2025 sets a cutoff date: Section 179D will not apply to any property whose construction begins after June 30th, 2026. Large commercial projects take months to plan and get started. If you are weighing an energy-efficient building or a major retrofit in Arizona, now is the time to decide.
What 179D Covers and Who Can Claim It
Section 179D is a federal tax deduction for energy-efficient commercial building property covering four systems: interior lighting, HVAC and ventilation, hot water, and the building envelope including windows, roofing, and insulation. To qualify, the building must achieve at least 25% combined energy savings compared to a standard baseline, confirmed by a certified third party. The bigger the energy savings, the larger the deduction.
- Building owners can take the deduction in the year when the improvements are placed in service, whether the project is new construction or a retrofit.
- Multifamily buildings of four stories or more also qualify.
How Much the Deduction is Worth
The deduction starts at $0.50 per square foot for 25% energy. It increases by $0.02 per square foot for every additional percentage point of savings, up to $1.00 per square foot at 50% savings.
Projects that meet prevailing wages and apprenticeship requirements get a much better rate. That same scale multiples by five, reaching up to $5.81 per square foot in 2025 after inflation adjustments. On a 200,000 square foot building, the difference between the base deduction and the higher rate can exceed $900,000.
The Arizona Incentive Stack
The 179D for Arizona commercial buildings deduction pairs naturally with Arizona’s broader incentive programs. The Chamber of Southern Arizona outlines the state’s primary offerings, several of which interact directly with the same capital investments that drive 179D eligibility:
- Qualified Facility Tax Credit: gives manufacturers and related headquarters facilities a refundable credit equal to the lesser of 10% of qualifying capital investment, $20,000 per net new job, or $30 million per taxpayer per year.
- Quality Jobs Tax Credit: provides up to $9,000 per net new quality job paid out over three years, with unused credits carrying forward for five years.
- Manufacturing Sales Tax Exemptions: removes sales tax on machinery, equipment, electricity, and natural gas for qualifying manufacturers.
- R&D Tax Credit: rewards companies that increase their research activity in Arizona, with both non-refundable and refundable options depending on company size.
When you are building or retrofitting a commercial property in Arizona, it is common to touch several of these programs at once. Claiming them together produces far more value than treating each one separately.
Take the Next Step
The June 2026 construction deadline is close, and the deduction is also worth reviewing retroactively for open tax years where qualifying work was completed but never claimed. Between the 179D deduction and Arizona’s broader state incentive programs, there are multiple opportunities that often go unclaimed simply because no one has mapped them out together. The Site Selection & Incentives Advisory practice at KE Andrews works with property owners and companies across every major industry to identify and secure these benefits before deadlines pass.
